Sales on the Courthouse Steps
First Tuesday of Each Month


In Georiga, each county holds a foreclosure sale on the steps of the county courthouse on the first Tuesday of each month. Bidders must pay the full bid amount in cash at the sale. The bank usually starts the bid at the amount owed on the mortgage and takes the property back in if no one else bids higher.


REO Auctions

Some banks offer foreclosed properties at public auction. These auctions usually have tens or hundreds of homes offered at the same time. The auctions are held by private auctioneers and some allow bidding online but most require a substantial down payment from the winning bidder and a Closing in 30-45 days.

The courthouse sales require the foreclosing lenders to advertise the sale of each property in the county organ (newspaper) the month prior to the sale. After the banks take back foreclosed properties they may choose to offer them for sale at public auction. These foreclosed home auctions are held at various times and may include homes from one or several lenders.
